What Opened at Watersound Town Center This Year, and What's on the Fall Calendar

If you left Inlet Beach in April and came back in July, the corner at 170 N. Watersound Parkway looks like a different address. Four storefronts that were paper on a leasing brochure last fall are now open, a fifth is coming later this summer, and the schedule at The Pavilion has quietly filled in from October through the holidays.

For anyone who already lives inside a five-minute drive of the intersection, this matters less as a shopping story and more as a rhythm story. Town Center has crossed the line from "the place with the Publix" to a walkable civic anchor for the east end of 30A, and the fall calendar is where that shift becomes legible.

What's actually different this summer

The June 30 announcement from St. Joe named the doors that are now open: FP Movement, Hemline, Monkee's, and Sunset Shoes & Lifestyles. Johnnie-O, the golf-inspired apparel label, is expected later this summer in the same new multi-tenant building. That is four new retailers in one construction phase, all of them apparel or lifestyle, all clustered on the north-facing side of the center closest to US 98.

Two more names filled in earlier in the year and are worth knowing if you have not walked the loop recently. Art-of-Fact(s), from the owners of The Art of Simple in Santa Rosa Beach, opened as a curated home-decor and gifts store. Lagree 30A, using the patented Megaformer method that runs in more than 500 studios worldwide, opened as the center's dedicated fitness studio. Jersey Mike's Subs opened in the Publix shopping center piece of the site, giving the property its first fast-casual national sandwich chain.

If you want a shorthand for the tenant profile, it is now roughly: one national activewear boutique, one national premium apparel brand, one regional upscale women's boutique with 60 Southeast locations, one specialty women's fashion boutique, one lifestyle shoe and apparel shop, one home-decor and gift concept, one Megaformer studio, one national sub chain, and the existing anchors of Publix, J.McLaughlin, Fleet Feet, and a full slate of medical and professional offices including Ascension Sacred Heart Primary Care, Ascension Sacred Heart Women's Diagnostic Center, and Dermatology Specialists of Florida.

That is a lot of names in one paragraph, so here is the point of listing them. Until this year, the tenant mix leaned service and grocery, with apparel treated as an accent. The 2026 openings flip that ratio. You can now do a shopping trip at Watersound Town Center that has nothing to do with restocking the pantry.

The building still going up

Two additional retail buildings are planned to break ground this year, with tenant names not yet announced. Set against the current footprint, that is meaningful. The center sits at roughly 160,000 square feet today and is 98% leased, with a long-range plan of 400,000 total square feet. In other words, the visible construction fencing you are driving past right now represents less than half of the eventual buildout.

For a resident, the useful takeaway is not the ribbon-cutting timeline. It is that the through-traffic pattern on the Origins Parkway entrance is going to keep changing for at least the next two to three build cycles, and that the "walking loop" residents describe today will get longer, not shorter.

Three fall Sundays worth putting on the calendar

The Pavilion's official 2026 event calendar has three dates in October that are worth writing down now, because they are the events where residents actually meet the new tenants and each other rather than nod across a parking lot.

  1. October 4 — Fall gathering at The Pavilion. Live music, face painters, balloon artists, a photo booth, lawn games, and giveaways, with all of the current Town Center tenants participating. This is the natural first pass for anyone who has not been inside FP Movement, Hemline, or Monkee's yet.
  2. October 11 — PorchFest at Watersound Origins. Front porches and lawns inside the Origins neighborhood turn into stages for an afternoon of musical performances, with food trucks and lawn games threaded through the streets. It is one of the very few events on the East 30A calendar that actually happens inside a residential neighborhood rather than a commercial venue.
  3. October 24 — RUN WATERSOUND 5K and 10K. A flat, scenic course through the paths and streets of Watersound Origins. If you have been running Deer Lake or the 30A shoulder, this is the year to swap one long run for a course that maps the neighborhood you already live in.

Three consecutive Saturdays and Sundays, three different experiences of the same community, all inside a ten-minute golf-cart radius of the Publix corner. The December 6 holiday afternoon at The Pavilion with Santa, cookie decorating, letters to the North Pole, and carolers closes the calendar for anyone thinking further ahead.

Why the tenant mix reads different now

Here is the observation that is easy to miss when the news arrives as a press release. Watersound Town Center is at the entrance to the Watersound Origins community, which along with Watersound Camp Creek and Watersound Origins Crossings now counts more than 1,700 completed homes, townhomes, and apartment units, with more homesites in various stages of development. That is the customer base St. Joe is leasing to. It explains why the apparel names arriving in 2026 skew toward brands you would find in a strong suburban lifestyle center rather than a beach-town gift shop.

The center is no longer being merchandised for the two-week vacation renter. It is being merchandised for the person who lives here in February.

That distinction matters for how a resident should read the tenant mix. FP Movement's activewear, Monkee's upscale everyday clothing, and Lagree 30A's membership fitness model are all businesses that need a repeat customer within driving distance, not a rotating summer crowd. When a landlord signs those leases, the landlord is betting on year-round residency. When those tenants sign back, they are making the same bet.

What to actually do with this

If you have not been inside the new building on the west side of the center, the practical suggestion is to time your first walk-through for a weekday morning before the school-year traffic settles in. The four new apparel stores share a covered walkway, and doing them in one pass takes roughly forty minutes. Pair it with a coffee at one of the existing cafes and you have a legitimate morning out that did not exist last October.

If you are planning your fall weekends, the October 4 gathering is the low-commitment version and PorchFest on October 11 is the high-reward one. RUN WATERSOUND on October 24 is worth registering for early because the flat course through Origins fills up before the printed race guide hits mailboxes.

If you have out-of-town guests coming for Thanksgiving or the winter holidays, the December 6 Pavilion afternoon is a better answer than driving them to Seaside for the third time. It is close, it is free, and it puts them inside the neighborhood rather than in a parking lot on 30A.

The through-line

Watersound Town Center has been described as a shopping center for a long time. What actually opened in 2026 is closer to a neighborhood main street, and the fall calendar is the first season where that reads clearly from the inside. The tenants signed leases on the theory that people live here. The events assume the same thing. If you have a home within a golf-cart ride of the intersection, this fall is the natural moment to test whether the theory holds for the way you actually spend your weekends.
