Greenway Station and the 30A Trailhead: A Seagrove Corner to Explore

Walk to the back corner of Greenway Station on any weekday morning and you will see the same thing: a handful of trucks with bike racks parked near YOLO Board & Bike, a dog or two waiting patiently by the trailhead kiosk, and somebody scanning a QR code before disappearing into the pines. Most people assume this is a shopping center that happens to back up to a trail. The trailhead opened before Greenway Station's commercial buildout. Today, the trail and shops share this corner.

That distinction matters if you live in Seagrove and have watched this stretch of 30A fill in over the past couple of years. The newest arrival at Greenway Station is the flagship location of a brand that already had a spot in Watercolor.

Why the trail came before the storefronts

The 30A Trailhead opened on April 2, 2024, in a ribbon cutting that connected the Point Washington State Forest's Eastern Lake Trail system to a new access point right on 30A, behind what would become YOLO Board & Bike. The project involved the Florida Forest Service and local developer Ricky Rookis. Aaron Haugan, a forest ranger at Point Washington State Forest, told WJHG at the opening that the goal was giving residents an easier entry point than driving up to County Road 395, since you're already a walk across the street from the beach and can step straight into the forest from there.

Greenway Station's commercial buildout followed the trailhead's opening.

The trail itself earns the attention. The connector, sometimes called the Pink Tail for its blaze markers, links to the broader Eastern Lake Trail and the Longleaf Greenway Trail, running through pine flatwoods, cypress ponds, and coastal scrub before reaching primitive campsites near Eastern Lake. Dogs are welcome on leash. The forest charges a small day-use fee collected through a QR code at the kiosk, and the trailhead counts toward Florida State Forests' Trailwalker Program if you like logging miles across multiple parks.

What grew up around it

Greenway Station's tenants include businesses with existing 30A connections. Coast Hippie, the clothing line with a shop here, was started by two sisters from Seagrove Beach before they had a storefront to their name. The Salty Butcher, the specialty meat and cheese counter a few doors down, was built by Craig, known locally from Driftwood Wine and Spirits in Watercolor, alongside Harrison Holditch of Distillery 98 and Chef Stephen Bucalo of Macho Taco Cantina. Their stated goal was a butcher shop that could also hand you a sandwich cheap enough to take to the beach or back to the office in Seagrove, which tells you who they expected their regulars to be.

Photographer Jonah Allen, whose large scale work already hangs in The Lodge 30A, opened a gallery space in Greenway Station. YOLO Board & Bike anchors one end with paddleboards, cruiser bikes, and guided e-bike tours that run directly onto the trail system behind the shops. Ghost Crab Pizza + Kitchen, Turbo Coffee, and Canopy Road Cafe round out the Greenway Station lineup.

The trailhead and the shops offer different reasons to visit the corner. Visitors can hike or bike and stop for coffee or a sandwich on the way back to the car.

The flagship arrives at Greenway Station

That brings us to July 1, 2026, when Beach Happy Cafe + Cocktails and the flagship 30A Store cut the ribbon at Greenway Station. This was not a second location in the ordinary sense. Beach Happy already operates in Watercolor, arguably the more heavily trafficked, more heavily branded stretch of the corridor. The company chose to put its flagship, meaning its largest and most fully realized version of the concept, in Seagrove instead.

The Greenway Station location combines the 30A Store's apparel and coastal goods with Amavida coffee, cocktails, and a food menu, open daily from 7 a.m. to 9 p.m. The space was designed by Erika Powell with a culinary program led by Chef Tyler McMahan, and the retail side debuted merchandise collections exclusive to this location before they show up anywhere else. Through July, the cafe ran happy hour daily from 11 a.m. to 6 p.m. with five dollar well drinks, mimosas, and Bloody Marys, the kind of hour that rewards people who are already in the neighborhood rather than passing through on vacation.

The opening adds a flagship location to the brand's existing 30A footprint. The new location and the trailhead now share the Greenway Station corner.

What this actually changes about a walk to the corner

If you already live here, the practical upshot is straightforward. The corner behind YOLO Board & Bike now works as a loop rather than a there-and-back. Head out on the Eastern Lake Trail in the morning, loop back through pine flatwoods and cypress ponds, and you land at a corner that can hand you a full breakfast, a cocktail, or a sandwich built from meat the Salty Butcher can trace back to a specific farm. Wednesdays through the summer bring a farmers market to Greenway Station from 9 a.m. to 1 p.m., fresh produce and local goods a few steps from the trailhead kiosk.

None of this required anyone to leave Seagrove. That is the part worth sitting with. A neighborhood corner that started as a state forest access point now supports a flagship retail concept, a gallery from a photographer whose work already hangs in the neighborhood's own lodge, and a butcher shop built by three people who already had successful concepts elsewhere on 30A. Together, these businesses add retail, art and food options to the corner.

Next time you are lacing up for the trail or clipping a leash on the dog, take the extra few minutes to walk the length of Greenway Station rather than straight to your car. The corner has more going on than it did two years ago, with the trailhead and Greenway Station businesses sharing the same stretch.
